Render Cleaning - Step 1 Inspection

Inspection & Assessment

We start by inspecting the render type and its texture, looking for issues such as algae, staining, pollution marks, also known as carbon staining, resulting in smoky black stains on the render’s surface, and cracks or damage.

This initial inspection is important as it helps us determine whether any stain-removal treatments will be needed to achieve the most effective clean. We also cover surrounding bushes and plants with protective sheeting to prevent any cleaning product residue from dripping onto them and turning them brown.

Render Cleaning- Step 2 Pre-Treatment

Pre-Treatment Solution Application

A pre-treatment solution is applied to help break down and loosen surface-level dirt, algae, and mould spores. This solution is left to work for the appropriate time based on contamination level, allowing it to soak into the surface build-up for a more effective clean, and it also helps prep the surface ready for low-pressure soft washing.

Render Cleaning - Step 4 Residue Rinse

Soft Wash & Steam Cleaning

We apply a soft-wash chemical mix via a low-pressure system, targeting and gently removing stains and mould lodged in the surface without damaging the material. The primary cleaning agent is sodium hypochlorite (a bleach-based solution), diluted to an appropriate strength for the surface and level of contamination. This soft wash treatment is scientifically formulated to penetrate the surface, killing growths at the root, eliminating spores, and loosening dirt build-up.

 

For renders that are covered in thick layers of dirt or pollution, or where reduced chemical use is preferred, steam cleaning is also used at this stage. Steam cleaning uses a high-temperature, low-pressure technique that helps remove stains without causing damage.

Render Cleaning - Step 5 Final Clean and Inspection

Final Clean and Inspection

We carry out final touch-ups where needed and inspect the exterior, ensuring it has been restored to its best possible appearance. We will also alert you to any damage you may not have been aware of, such as cracks, flaking paint, and loose render, that may require attention.

What is the Best Render Cleaning Method

Render is delicate, and care must be taken when cleaning to avoid damage.

Steam cleaning alone may result in a streaky render; however, heavy moss or stains can be difficult to remove with soft washing.

The best results for render cleaning are achieved when the two techniques are combined for a deep and even finish.  

Soft Washing

Soft washing is our primary method for cleaning all types of renders, whether they are pebbled, smooth, or painted. It works by applying cleaning solutions and biocides to the surface with a water-fed pole and brush combination, breaking down organic growth. A low-pressure washer then targets stains, algae, and mould without damaging the delicate render surface.

As well as restoring the appearance of your render, the cleaning treatments used during the process help prevent future build-up of dirt, algae and moss, reducing the frequency of cleaning needed.

Steam Cleaning

Steam cleaning uses a high-temperature, low-pressure approach to direct hot steam onto the render’s surface to loosen and remove dirt build-up. It uses less water than soft washing, and its optimal temperature of around 150°C kills any surface-based mould spores, helping to prevent regrowth.

 

Pressure Washing

Pressure washing uses high-pressure water to blast dirt, algae and mould from surfaces. It is commonly used for tougher surfaces, such as patio cleaning or driveway cleaning.

Although other companies may recommend pressure washing because it can sometimes achieve results faster, we will only ever use soft washing and steam cleaning methods for render, as the high pressure generated by a pressure washer can damage the surface, resulting in erosion and marking.

Algae, Mould and Moss Growth

Render is porous and can absorb and retain moisture from rain and humidity, creating damp conditions that are ideal for algae, mould, and moss. The textured surface of render keeps the material damper for longer, allowing algae and moss to grow and spread faster.

Damaged Render

Walls receiving less direct sunlight stay damp for longer. The result may not only look unsightly and make your building look unkept but can also damage the render as water penetrates the surface, leading to deterioration, cracking or loosening. This problem worsens in winter, as the trapped moisture can freeze and expand, creating larger cracks.

Dirt and Organic Build-up

Dirt and dust can accumulate, particularly noticeable on lighter-coloured renders and in areas exposed to vehicle exhaust or industrial emissions. Left untreated, it can permanently discolour the surface.

Air Pollution

Air pollution, also known as carbon staining, is unavoidable in built-up areas. Over time this can result in smoky black marks on the render surface.

Rust

Rust stains are caused by metal fixtures, guttering, or railings reacting with rainwater, resulting in vibrant orange or red streaks appearing across the surface of your render.
